"I work in motion graphics and it's upgrade time. I'm a DIY and Windows nut, so I'm looking to build my own tower, but the cases are all so horrible! I don't need a plastic window, or something that looks like it was designed by aliens -- just something that's sharp, solid, good looking and has a respectable airflow. Is that too much to ask?"

Well, we trawled our brains (as well as a fair chunk of the internet) looking for some classy chassis, and this is what we found:

  • Corsair's Obsidian 550D may have a plastic window, but otherwise it's a monolithic piece of imposing black metal that won't ugly up your office.
  • Coolermaster's Silencio 650 is hewn from diamond-cut aluminum and drops the plastic window, and given the company's heritage, should have excellent airflow.
  • Finally, there's the Lian-Li PC-A71F, which can only be described as terrifyingly sleek.

Two killed as Russian passenger plane splits apart after landing

MOSCOW (Reuters) - A Russian passenger plane with up to 12 people on board split into three pieces after sliding off a runway and crashing into a highway outside a Moscow airport on Saturday, officials said.

State-run RIA news agency said two people were killed.

A photograph posted on the Internet showed a wrecked plane on a highway outside Vnukovo airport, with smoke billowing from the back end and only a mangled part of the front half visible.

"After a hard landing, the plane split into three pieces," Yelena Krylova, chief spokeswoman for the airport, said in televised comments.

She said there were 11 people on board, all crew, and that nobody was killed, but RIA cited police as saying two people were killed.

An Emergency Situations Ministry official said on television that 12 people were aboard.

The Tupolev-204 passenger plane was operated by the Russian airliner Red Wings and traveling from Czech Republic, Krylova said.

Denmark Township: An eye for birds, and a legacy in nature ...

Jim Fitzpatrick's two loves -- bird watching and the St. Croix River -- are clearly visible at his office at the Carpenter-St. Croix Valley Nature Center in Denmark Township.

The windows look out over the river. The bookshelves and walls are filled with birds -- stuffed, mounted, framed -- and photos of the late legendary bird bander Jane Olyphant.

It was Olyphant, a longtime family friend, who sparked Fitzpatrick's interest in bird banding as a young boy. Olyphant would often come to the Fitzpatrick house in North Oaks to band birds; she fastened tiny aluminum bracelets on 84,000 birds during her lifetime.

"We did mostly robins and blue jays and chickadees," Fitzpatrick said. "She got excited when she caught purple martins and tree swallows. Then one day, when she was taking the nets down, a woodcock flew into the net -- and I think she was in heaven."

Fitzpatrick, 64, who lives in Denmark Township and has served on the town board, is retiring Jan. 4. He has been the nature center's executive director since 1981, when he persuaded the Thomas & Edna Carpenter Foundation to transform a 300-acre private estate and apple orchard into a nature center.

"They wanted someone to be a part-time manager for an apple orchard and do programs on the side, and I said, 'Let's turn it around,' " said Fitzpatrick, who at the time was a naturalist at the Dodge Nature Center in West St. Paul. "I basically copied Dodge's program and brought it out here. We tweaked a few

things and went to the school districts, and they loved it."

Carpenter now boasts 725 acres on campuses in Minnesota and Wisconsin and serves more than 100 schools and 10,000 students annually, in addition to offering interpretive public programs and seasonal special events. Many of the programs have to do with bird banding; 195 species of birds have been spotted at Carpenter.

Birds are markers for environmental problems, Fitzpatrick says. "They're important because they are, literally, the canary in the coal mine," he said. "They are telling us that we are doing something wrong."

AN EYE FOR BIRDS

Fitzpatrick, a wildlife biologist, knows his birds. He is one of a handful of people who have reported seeing an ivory-billed woodpecker, a bird thought extinct until Fitzpatrick and others reported sightings in Arkansas in 2004. His younger brother, John, is director of the Cornell Laboratory of Ornithology in New York and has been the leading figure in the search for ivory-billed woodpeckers.

In March 2004, at his brother's invitation, Jim Fitzpatrick was a volunteer helping with the search effort in the White River and Cache River national wildlife refuges in Arkansas. An expert canoeist, Jim had traveled to Arkansas with two canoes to help ferry cameramen and other researchers to remote areas of the river bottoms.

One day, he dropped off a cameraman and struck off on his own for three hours, exploring a tributary of the White River. That's when he spotted the bird while reaching for his lunch.

"I had three cameras in my day pack and a sandwich in my hand," he said.

Although there have been no recent sightings and one of the nation's best-known birders, David Sibley, disputed the identification, Fitzpatrick said he knows what he saw.

"They can have their opinion, and I have mine," he said. "It's very, very hard to misidentify that bird."

Fitzpatrick said he was able to make a positive identification because of the bird's unique white patterns on its wings, its massive size and distinctive flight pattern.

"The white stood out. It was like a billboard," he said. "An ivory-bill (woodpecker) is 20 percent larger and 40 percent heavier than a pileated (woodpecker). With a body like that, the wings can't flap like a woodpecker does. They flap like a loon or a wood duck. There's no up and down. He doesn't have enough versatility to do that. He has to fly."

NATIONAL EXPERT

Fitzpatrick is considered a leading authority on wildlife rehabilitation and the use of captive wildlife in interpretive programming. Earlier this year, he was named Master Interpretive Manager for 2012 by the National Association for Interpretation.

"Jim's influence goes well beyond Carpenter and actually goes out to the whole natural resources and interpretive world," said Randy Thoreson, an outdoor recreation planner for the National Park Service. "He's known throughout the St. Croix River Valley, the Midwest, even nationally."

During his tenure at Carpenter, Fitzpatrick oversaw fundraising campaigns for a new visitors center, orchard building and pavilion. He also served on the town board and the boards of the St. Croix River Association, the Minnesota Conservation Corps, the Minnesota-Wisconsin Boundary Area Commission and the Minnesota Naturalist Association.

"He's been a dynamic and endearing leader who's connected people all across the community to nature," said Jennifer Vieth, Carpenter's director of development and interim executive director. "Anyone who has interacted with Jim has a huge soft spot for him. He makes people feel comfortable about asking questions about nature -- whether it's a group of young people or a group of senior banders. He's got incredible patience for teaching the different intricacies of bird identification and bird banding."

Although he's retiring, Fitzpatrick said he plans to continue to help Carpenter develop the 300 acres of riverfront land it owns in Troy Township, Wis.

He also plans to stay involved in St. Croix River issues. His family owns a place on the river just north of William O'Brien State Park, and he's been a self-proclaimed "river rat" since he was a toddler.

"I think the people who live here don't really grasp the meaning of the Wild and Scenic Rivers Act," he said. "The St. Croix river is one of those unique treasures that the country holds. We need to do all we can to protect it."

(AP) ? The final pass of Tyler Tettleton's dizzying early-game onslaught was beautiful ? a 68-yard touchdown heave to Chase Cochran over two defenders.

Ohio coach Frank Solich couldn't have designed a better beginning to a football game. And the end result ? a dominant 45-14 victory over Louisiana-Monroe in the Independence Bowl on Friday ? wasn't too bad either.

"It was probably as complete of ballgame as we've played in some time," Solich said. "I think our guys played with great intensity and a great deal of heart. We showed we can play a great game against a really good team like Louisiana-Monroe."

Tettleton's early heroics staked the Bobcats (9-4) to an early 14-0 lead and Louisiana-Monroe was never really able to gain its footing. During the two early touchdown drives, Tettleton completed all five of his passes for 165 yards and two touchdowns.

He finished 14 of 22 passing for 331 yards, two touchdowns and an interception.

"We knew we were going up against a great front seven, so our game plan was to take some shots down field and let our playmakers make plays," Tettleton said.

They certainly did. Cochran caught three passes for 162 yards while Tyler Futrell had five receptions for 133 yards. With Tettleton softening the Louisiana-Monroe defense early, running back Beau Blankenship provided the power offense to seal the game, rushing for 104 yards and an Independence Bowl record four touchdowns.

Tettleton was especially sharp in the first half, completing 9 of 14 passes for 215 yards and two touchdowns as Ohio built a 24-7 lead.

Louisiana-Monroe (8-5) struggled in its first bowl game after 19 seasons in the Football Bowl Subdivision. Kolton Browning completed 21 of 39 passes for 219 yards and two touchdowns, but also threw three first-half interceptions.

Ohio broke several Independence Bowl records, including the 31-point margin of victory and 556 total yards.

Ohio lost four of five games to end the regular season ? including the last three ? but looked crisp in a complete performance against the Warhawks.

Tettleton's 2012 season had been a slight disappointment considering the huge numbers he put up the year before as a sophomore, but his performance against Louisiana-Monroe was a reminder of how good he can be. He averaged more than 23 yards per completion.

Blankenship finished with a school record 1,604 yards rushing yards this season and topped the 100-yard mark for the 10th time. All four of his touchdown runs came from 2 yards out or less.

Louisiana-Monroe came into Friday's game with the better storyline and basically a home-field advantage. The Warhawks were playing in their first bowl game after joining college football's highest level in 1994 and secured a bid in Shreveport, which is only about 100 miles from their campus.

But that emotional lift didn't help ULM's defense, which was torched by Tettleton's deep ball accuracy early and Blankenship's hard running late.

Tettleton needed just three passes to lead Ohio to its first touchdown. He hit Futrell on a 26-yard gain and Cochran on a 51-yard strike before finding Donte Foster for the 3-yard score.

A few minutes later, Tettleton hit Cochran perfectly in stride for the 68-yarder that gave the Bobcats a 14-0 lead.

Louisiana-Monroe briefly showed some life early in the second quarter when Browning's 14-yard touchdown pass to Tavarese Maye cut the margin to 14-7.

But Ohio came right back, using Matt Weller's 38-yard field goal and Blankenship's 2-yard touchdown run to push ahead 24-7 with 4:50 left in the second quarter. Blankenship's touchdown run was set up by Browning's third interception of the first half.

Louisiana-Monroe had a chance to cut into the deficit just before halftime, but coach Todd Berry's gamble to go for a touchdown instead of a short field goal backfired when Browning's final pass of the half sailed harmlessly out the back of the end zone.

Berry's gamble wasn't a surprise ? the Warhawks had gained a reputation for unorthodox play-calling during their record-setting season. But nothing seemed to work against the Bobcats, and the large ULM fan contingent had mostly disappeared from the stands by the end of the third quarter.

It was a disappointing ending for the Warhawks, who started the season with a stunning overtime victory over Arkansas in Fayetteville, Ark., and still finished with the best season in school history since moving up to the Football Bowl Subdivision.

"This will get us back to work," Berry said. "I would have liked it to have been a little cleaner. But I also recognize the opportunities for this football team next year. This will add fuel to the fire. We will have a great offseason because of what happened today and that's what we're going to use. This group will rally."

Bears blitz Bruins 49-26 behind Martin, Florence

SAN DIEGO (AP) ? Routing the UCLA Bruins almost seemed like a sidelight for Baylor Bears quarterback Nick Florence.

Nabbing one of Robert Griffin III's school records? Now that was a big deal.

The Bears overwhelmed the No. 17 Bruins 49-26 in the Holiday Bowl on Thursday night as Florence threw for two scores and ran for another. Glasco Martin ran for three touchdowns.

Florence completed 10 of 13 passes for 188 yards, giving him 4,309 for the season to break RG3's school record of 4,293 set in his 2011 Heisman Trophy-winning season.

"For me, I just wanted a chance to play. I just happened to follow a Heisman Trophy winner," Florence said. "I'm not Robert. I'm not 6-3. I don't run a 4.3. You saw that tonight. Man, if I could run a 4.3 it would be nice. So I just had to be me. I tried to manage this offense and play within myself. He's a heck of player, he's done a heck of a job for this program, put us on the map. I'm humbled and honored to hold that record. He deserves it. I never thought that would have happened this year. I just wanted to win games."

Baylor (8-5) won its final four games and five of six.

"That was a question we asked all our players, 'What was going to happen now that Robert's gone?'" coach Art Briles said. "And our guys responded, fought together, believed in each other. They have always sustained and never lost focus."

Lache Seastrunk rushed 16 times for 138 yards and one score for Baylor, which outgained UCLA 494-362. The Bears came in leading the nation in total offense with 578.8 yards per game.

Baylor's defense came up big, too. The Bears sacked Brett Hundley six times, including two by Chris McAllister, and shut down UCLA's career rushing leader Johnathan Franklin. Franklin, who averaged 130.8 yards this season, gained 12 yards on his first carry of the game but was a non-factor after that, finishing with just 34 yards on 14 carries.

Overall, the Bruins gained only 33 yards on 28 carries. They came in having averaged 202.9 yards rushing.

"They played well upfront," UCLA coach Jim Mora said. "When we are at our best is when we can run the football. We couldn't find any room to the football. They played physical."

Hundley was 26 of 50 for 329 yards and three touchdowns to set UCLA's season passing record with 3,740 yards. The old record was 3,470 by Cade McNown in 1998.

UCLA (9-5) lost its final three.

The Bruins were never in this one. Baylor raced to a 21-0 lead by early in the second quarter on Martin's 4-yard run and Florence's TD passes of 8 yards to Antwan Goodley and 55 yards to Tevin Reese.

UCLA punted four times and lost the ball on downs before getting a break when Baylor's Jordan Navjar fumbled after a reception when he was hit by Eric Kendricks, with Randal Goforth recovering at the Bears 21. Two plays later, Joseph Fauria caught a 22-yard pass from Hundley to pull the Bruins to 21-7.

Baylor quickly added two more touchdowns to put it out of reach at 35-7. Martin burst up the middle for his second touchdown of the game, a 26-yarder, and, after UCLA punted yet again, Seastrunk broke free for a 43-yard touchdown run with 1:58 left before halftime.

UCLA then converted two fourth downs, including a fake punt, to move to the Baylor 12 with 7 seconds left. On fourth-and-10, Mora opted to go for a field goal and Ka'imi Fairbairn converted from 30 yards.

Martin added a 1-yard TD run in the third quarter and Florence had a 1-yard scoring run in the fourth.

Martin had 98 yards on 21 carries.

Baylor rushed for 306 yards.

"We knew coming in that we could run the ball well, and the O-line did a heck of a job and made my job easy," Florence said. "It makes throwing a lot easier."

Hundley threw a 24-yard touchdown pass to Shaq Evans early in the fourth quarter and a 34-yarder to Logan Sweet as the game ended.

The saga started late on Christmas Eve when I was called down from bed by my parents. When I walked into the room there was a lifesize cutout of Niall Horan. You can imagine how I reacted to seeing him in my living room!!!

My parents thought that my reaction was so funny that the following day (during Christmas lunch) I went upstairs to go to the restroom for a couple of minutes. When I came down you can only imagine what I saw... the whole of 1D in my dining room. This time they were moving!!!

For a split second I had sensory overload and actually thought they were in front of me, including Niall standing in the background!!!! Yet again, I reacted to the scene in the dining room and, yet again, not only were my parents laughing at me, but so were my grandparents!!

Reality then kicked and it was at this point that I thought it would be a good idea to tweet the picture as I still could not believe my eyes.

I cannot believe the amount attention this photograph has generated and I'm very pleased that Directioners from all over the world have enjoyed the moment with me.

Mayo Scientists Link Enzyme to Aggressive Prostate Cancer

Researchers from the Mayo Clinic have directly linked an enzyme to aggressive prostate cancer. They've also developed a compound that restricts the ability of the molecule to fuel metastases of this type of cancer.

The team from Mayo's Florida campus identified the first direct relationship between the enzyme known as PRSS3 to prostate cancer, according to Medical News Today. They published their results in Molecular Cancer Research.

The National Cancer Institute estimated that close to a quarter of a million men would be diagnosed with prostate cancer in 2012, and around 28,000 of them wouldn't survive.

For years, medical professionals have relied on two types of screening for this disease: a digital rectal exam and the prostate specific antigen (PSA) test. However, the Mayo Clinic says using the PSA test is sometimes controversial, since it can provide false indicators and since there is no proof that it actually saves lives.

PRSS3, a protease, digests other molecules. The Mayo researchers concluded that activity associated with the enzyme alters the environment surrounding prostate cancer cells. They suspect that PRSS3 frees the cells from surrounding tissue, allowing them to become invasive and to spread cancer.

They haven't concluded that the enzyme is the only issue linked to aggressive prostate cancer, however. Instead, they suspect that PRSS3 might power a potentially lethal form of this cancer.

The researchers examined databases available to the public that contained information from clinical studies. After finding a link between early breast cancer and protease in earlier work, they sought to discover whether any other type of cancer expressed protease and at which stages of the disease.

They found a dramatic relationship between increases in PRSS3 expression and progression of aggressive prostate cancer. The scientists determined that protease expression played a critical role in prostate cancer metastasis in mice models and found a site for an inhibiting agent to shut down the expression. In mice in which PRSS3 was "shut off," the malignancy did not spread.

One outcome of the study is the possibility of testing prostate cancer patients for the molecule. Doctors could better determine patients at highest risk for an aggressive form of the disease. While the inhibitor utilized cannot be directly developed into a useful drug, it could provide a template for creating one.

My husband is among those who could eventually profit from this study. After two successive PSA tests with numbers that suddenly skyrocketed, he underwent painful biopsies that showed nothing amiss. Although his PSA numbers bounce, his urologist insists that he keep repeating the test.

With a family history of aggressive prostate cancer, my husband finds it hard to argue. Should he nix more PSA tests and eventually develop the illness, the link between the enzyme and prostate cancer provides some hope of a positive outcome.

Easy eatin' Narrow Your Stimulus | Concierge Fitness Nurse ...

Just last week, I sent out a way for you to get The Minky Plan list of foods in a photo form. I hope you got a chance to look at it. ?I just wanted to share a typical day of what I eat on The Minky Plan (50% fat, but not Atkins) that is more than satisfying, I know I am losing weight all day long because of my choices that put my body into fat-burning mode. ?Please keep in mind that most mornings, I exercise for about 90 seconds in a fasted state. ?This morning though, I did my Ritual Trek with PangPang (about 40 min.) in a fasted state (don?t recommend to newbies on the Minky Plan) and didn?t have my first meal till 12:30pm.

Yes. I?m a ?bona-fide breakfast skipper?! ?I also narrow my stimulus and eat a chosen, yet variety of foods. ?I eat similar foods often. ?When I get tired of them I eat what I want on my D.O.D. (Day of Desire), but when I have less food to choose from, I make better choices the other 5 days of the week. ?What about the other day? well on that day I choose not to eat at all. ?One day a week I fast. ?From 11am to 11am. ?Most of the time is spent being very productive and then sleeping. ?It?s amazing what you can get done when you don?t worry about food all the time. (After Hurricane Sandy, here at the Jersey Shore, using what we had or had left became a way of life. ?We ate things that nourished our mind, body and soul? we didn?t need take out or another quick chemical & carb fix. ?We ?found something to do with that can of beans and Spam. ?We survived on what we had and were happy for having it. ?Remember it?s too many poor quality crap calories that makes you sick then fat; NOT real, natural & satisfying fat in foods). Two fats you should avoid: ?trans fats and hydrogenated fat? period.

So the meals I am about to show you are from two days before Christmas, not today. ?For breakfast, (my first meal) I had my oatmeal pancake (Made with plain oatmeal first. ?Then mix with WHOLE egg, add xylitol (or stevia), cinnamon, some cut-up apple (optional), pan fry mixture in coconut oil and/or butter (I also have coffee with heavy cream, cinnamon, NO sugar):

Finished oatmeal pancake. YUM! No syrup needed.

For lunch (my second meal) I had chicken ceasar salad with thigh meat from leftover pan fried chicken. ?Usually I deep fry my chicken in beef tallow, awaiting a new order from Missouri, so in a pinch, I will use 2 parts canola oil and 1 part coconut oil and pan fry my chicken thigh with the skin on them. ?You don?t have to eat the skin if you don?t want to, ?but I think it?s the best part. ?Anyway, it protects the meat when cooking. ?I removed the skin for the chicken salad (off the cold refrigerated chicken) and cut up the meat. ?Then I cut-up & added ?romaine, iceberg and boston lettuce with baby bella mushrooms, parmesan cheese and real bacon bits. ?The best part: my own salad dressing. ?I use raw vinegar & cold-pressed extra virgin olive oil (green in color NOT for cooking!), some seasonings. ?Making your own salad dressing is one of the best, easiest ways to improve your health. ?Very appetizing and filling:

Very filling and satisfying. That?s oolong tea, unsweetened.

I never clean my plate. I am always full before I finish. It can be done. It should be done. My Honey had the rest. He wanted more. Sorry, I know it was Yummy. Oh, that?s my freshly ground flax seed, that I have very often, even out at restaurants.

Finally for dinner (my third meal). ?I love liver. ?I know it?s a strong organ meat. ?But those of you who have followed me know how strongly I feel about organ meats and our ancestors. ?Anyway, you can subsitute the liver for another protein. ?My son thought liver was steak till he was about 11 years old. :) By the way, I got the all the foods very cheap. ?Here?s how they looked before I cooked them:

Liver is still very cheap. Frozen spinach, frozen sweet potato patties that I got at ALDI, and my pan frying oil of choice, coconut oil. It was the most expensive item.

Herbert Crockett said his late father suggested investing in something he could touch, so he put cash into Donald Trump?s latest hotel project in Toronto where he could feel the marble under his feet.

It turns out that the hotel had nothing to do with him and that it isn?t a good investment after all

Crockett, a 75-year-old retired human resources director at the World Health Organization, said he bought a $904,000 hotel-condominium suite at the Trump International Hotel & Tower, Toronto, attracted by a presentation that showed he could make as much as 27% a year on his investment. Crockett is now suing Trump and the hotel?s developers for $2.6-million, and says he?s losing $7,000 a month because the unit he rents out is occupied on average about a quarter of the time.

Buyers at Toronto?s Trump Tower say they were suckered into deals by an ?investment scheme and conspiracy?

Facing a multimillion-dollar lawsuit from disillusioned buyers, the developers of Toronto?s Trump International hotel are standing their ground, citing the property?s long-term investment potential.

Talon International directors Alex Shnaider and Val Levitan are at the centre of an escalating legal battle, in which buyers allege they were targeted by ?an investment scheme and conspiracy based upon reckless and negligent misrepresentations? of the luxury hotel?s financial prospects.

The brewing legal trouble is the latest sign that the real estate boom in a city with more skyscrapers under construction than any other in the world may be cooling as sales drop and prices climb. Canadian Finance Minister Jim Flaherty tightened mortgage lending rules in June and criticized ?continuous building, without restriction? of condos. The central bank said last month that record consumer debt and the chance of a sudden housing correction are major risks to the economy.

?When people buy units purely as an investment and not to ever live in, it?s a sign that the Toronto market is on thin ice,? John Andrew, a real-estate professor at Queen?s University in Kingston, Ontario, said in a phone interview. ?The luxury market always feels the cracks of a housing market first. Here we have the canary in the coal mine.?

Tallest Building

The Trump Toronto, the tallest residential building in Canada when it opened in January, is suffering from low occupancy and its residents are unable to get the financing promised to them, about two dozen buyers allege in their lawsuits against the Trump Organization and the tower?s developer Talon International Development Corp.

Donald Trump was not involved in selling the properties, said Alan Garten, personal legal counsel for the New York-based Trump Organization Inc. ?These allegations are completely without merit,? he said in an email. ?Trump was not involved in the sales process and Talon, the developer, made no representations to buyers regarding return on investment.?

Billionaire Donald Trump was featured on advertising material for selling the hotel suites, his photo and comments praising the building appeared in magazine advertorials that highlighted the investment potential of the suites. He sold rights for the hotel to use his name and trademark via Trump Marks LP, his company that owns the Trump brand. He attended the tower?s opening in April. Donald Trump declined to comment through his attorney.

?Unbelievable Success?

?We look forward to continuing to achieve great success at Trump International Hotel & Tower Toronto,? Ivanka Trump, executive vice president of development and acquisitions of the Trump Organization said in an emailed statement. ?Our team is dedicated to providing world-class service and amenities only found in a Trump Hotel Collection property.?

Not Sophisticated

Crockett, who lives in Crozet, France, says he is ?the victim of an investment scheme and conspiracy based upon reckless and negligent misrepresentations,? according to his statement of claim filed in the Ontario Superior Court on Dec. 5. The developer promised him between 5 and 27% return on investment, that the hotel unit was a safe investment with an annual cash flow, and that he could easily secure financing, he said. None of these projections materialized and Talon has avoided his questions in emails and phone calls, he said.

?These are not sophisticated investors,? said Javad Heydary, chief executive officer of Heydary Hamilton PC, the law firm representing Crockett and 20 other investors suing the developer and Trump.

The sales agreement is with Markham-based Talon International, the closely-held real estate development firm, according to the Agreement of Purchase and Sale, the document signed by buyers. The company is led by CEO Val Levitan and chairman Alex Shnaider, the 43rd-richest Canadian with a net worth of $1.5-billion last year on Canadian Business magazine?s Rich 100 list. Talon markets, sells, and manages finances for the units. Trump Toronto Hotel Management Corp. takes care of the suites.

Potential Returns

The return on investment document shown to potential buyers outlines possible returns based on a 55% to 75% occupancy rate. Below the chart it reads: ?This is not a guaranteed investment program.?

Another document that buyers signed known as the disclosure statement highlights the risks of buying a suite, including competition from other luxury hotels, periodic oversupply of rooms, and economic downturns.

The Trump Toronto is a 65-story project with 118 traditional condos and 261 hotel-condo suites that don?t have kitchens. The buyer has the option of renting the hotel unit to guests through a reservation program.

?These kinds of developments are fraught with problems,? Andrew at Queen?s said. ?Hotel-condos are at the high-risk end of the spectrum for commercial investment. You really have to wonder in terms of how much of a market there is for that in Toronto.?

Trump Paper

The hotel suites, where guests can watch a television embedded in the bathroom mirror and the toilet paper is stamped daily with a capital ?T? for Trump, start at C$967,000 for a 571-square-foot unit. They run up to C$3.1 million for a two- bedroom unit that?s about 1,600 square feet. The condominiums sell for C$2.3 million to C$6.6 million and the ?super penthouse? unit, the most expensive in the building, is owned by Shnaider.

?When we entered the market we were perceived as renegades and cowboys,? said Talon?s Levitan, seated in an ivory leather armchair in one of the largest suites, facing Lake Ontario. When other luxury hotels opened, ?it validated our business model,? he said.

The hotel-condo units were not sold as an investment, he said. Banks and corporations purchase the hotel-condo suites to house their employees who are on business trips, and locals in Canada?s biggest city buy them as a so-called pied-a-terre, Levitan said. He denies the lawsuit?s allegations, saying it?s a case of ?buyer?s remorse? and they reflect ?a decision to get out from the deal.?

Bullion Chocolate

The hotel suites, which are supplied with gold bullion- shaped chocolate bars emblazoned with Trump?s name, are 80% sold, while the condo units are more than 60% sold, said Talon?s spokeswoman Dorenda McNeil in an email. All unsold hotel suites belong to Talon.

?The market can definitely handle a thousand more rooms among the ocean of other hotel rooms,? Levitan said, his red cufflinks clicking against a glass-covered table.

The Toronto housing market is due for a soft landing, according to Bank of Nova Scotia, the country?s third-biggest bank. Housing demand will weaken next year as foreign and domestic buyers reduce purchases, which could squeeze sales volume and prices in markets like Toronto, according to the bank?s senior economist Adrienne Warren.

Housing Supply

?We?re currently in a state of housing oversupply,? Warren said in a phone interview from Toronto. ?Next year, we can expect sales to slow down and a cooling in new projects being launched with additional units coming onto the market at the same time.?

Toronto condo sales declined 21% in the third quarter and the average price in Toronto rose less than 1% this year to $357,030. The average sale price for a home surged 33% to $334,204 in 2011 from $251,208 in 2001, according to the city?s real estate board.

The Trump tower competes with four other luxury hotels offering condo components, all of which opened in the past two years: the Ritz-Carlton, the Shangri-La Toronto, the Four Seasons Hotel Toronto and the Thompson Toronto. Trump?s hotel is the only one that offers hotel rooms for individuals to purchase.

?We?ve suddenly got a glut of luxury hotel rooms flooding the market and it will take time for the market to absorb them,? said Charles Suddaby, a vice president of hospitality sector valuation and advising in Toronto at Cushman and Wakefield Inc., a real estate brokerage firm. ?It may take eight years for the project to get absorbed and gain a profit. It?s a shock to the system at the moment.?

Payment Deadline

The investors suing Talon and Trump didn?t pay the remaining purchase price by the Dec. 13 deadline and Talon filed a statement of defense and a countersuit for $750,000 against the first four buyers to file lawsuits. In the claim, Talon says it hasn?t provided ?any false or misleading marketing and promotional materials.?

Crockett, visiting Toronto, said he won?t be investing in the city?s real estate market again.

?There?s the illusion of movement in the Toronto housing sector with sales and buyers,? he said, glancing outside a cafe onto the evening rush-hour crowd surging along Bay Street past his investment property 24 stories above. ?But now it seems more like a Ponzi scheme.?

ALMATY, Kazakhstan ? A military transport plane crashed in southern Kazakhstan on Tuesday, killing all 27 people on board, including the country's acting border service chief.

The Russian-made An-72 crashed about 7 p.m. local time (8 a.m. ET) about 12 miles from the city of Shymkent near the border with Uzbekistan, Kazakhstan's Committee for National Security said in a statement.

"The plane has burned up. Only some of its fragments remain," the news agency RIA quoted the head of the regional emergencies department as saying.

Without specifying further details, authorities said an investigation was opened into the crash. No cause was given, but southern Kazakhstan over recent weeks has been buffeted by winds, heavy snows and low temperatures, causing widespread flight delays.

An eyewitness said he heard a loud explosion and saw flames at the crash site, the station reported.

The plane was carrying a crew of seven as well as 20 servicemen.

Kazakhstan's acting border service chief, Turganbek Stambekov, was appointed in June, after a mass killing of 14 frontier troops in a remote Kazakh outpost near China the month before.

The Kazakh-Uzbek border stretches across 1,350 miles of Central Asian steppes and deserts.

NY surfer who survived Sandy drowns in Puerto Rico

(AP) ? A lifeguard widely praised as a hero after Superstorm Sandy for rescuing neighbors endangered by rolling floodwaters and a fire that destroyed several homes in a small community where grief has been a frequent visitor has died in a surfing accident in Puerto Rico.

The death of 23-year-old Dylan Smith on Sunday brought sadness again to residents of the Belle Harbor section of the Rockaways, which lost several police officers and firefighters in the Sept. 11, 2001, terror attacks and was the site of a deadly plane crash just months later.

As word spread that Smith, who used his surfboard to ferry so many people to safety during the late October superstorm, had lost his life, a Heroes of Rockaway Facebook page said: "R.I.P. to Dylan Smith, our Rockaway Hero, tragically died this morning surfing in Puerto Rico. He will never be forgotten."

Troy Bradwisch, who lives on the same street as the Smith family, said the presumed drowning death was "crushing" for the neighborhood.

"It was more shocking than anything," he said. "You can go through the storm and all that, and he goes on vacation to get a sense of normalcy and something like that happens."

Marguerite Wetzel, a Montauk resident who knows the Smith family from trips to Puerto Rico, could barely talk about the death.

"I have two sons, and he exemplified everything you would want your sons to be. I'm going to start tearing up," she said, her voice cracking.

Smith had lived with his parents and a 19-year-old brother when he was not at college. Fire Department of New York Chief Michael Light, a longtime friend of Smith's recently retired firefighter father, said someone who was with Smith in waters off Maria's Beach in the Puerto Rican community of Rincon notified him of the death.

"We know he died in the water while he was surfing. It's under investigation as to the cause," Light said. "I believe he was with some friends."

Smith's body was found floating near his surfboard, police said. Authorities said a resident of the Puerto Rican town, whose beaches attract surfers from across the world, spotted Smith in the water and took him to shore. They said a doctor tried to resuscitate him.

Light said Smith rescued as many as a dozen people during the superstorm by paddling from porch to porch with his surfboard, moving the helpless, including children and the elderly, from imperiled perches amid swirling floodwaters and a sky filled with flames from a gas line explosion as more than a dozen homes around him burned to the ground.

"It was totally brave and selfless," Light said.

People magazine, which named Smith one of its Heroes of the Year, credited Smith and neighbor Michael McDonnell with rescuing six people trapped by the flood and fire by connecting electric cords and twine into a makeshift rope that could be gripped as they walked the surfboard with people on it to safety at the storm's height.

The flood and fire occurred in a Queens neighborhood with an unusually high population of police officers and firefighters, which might explain why a higher proportion of residents lost their lives on Sept. 11 than just about anywhere else. Two months later, American Airlines Flight 587 smashed into a home, killing 265 people and setting off fires that destroyed the homes of those living around Smith and his family.

The Smith family home was spared again during Superstorm Sandy when fires destroyed neighbors' homes and the Harbor Light Restaurant, where Smith sometimes worked as a bartender.

Smith, who helped neighbors clean up and rebuild after the storm, had gone recently to Puerto Rico, where his family had a home in the popular beach town. Light said he could understand if Smith wanted some relief from the destruction in Belle Harbor.

"It's tough to look at," he said. "He figured rather than look out the window at the destruction here, post Sandy, all the rebuilding, he was going to take a little break and do a little surfing in Puerto Rico and get away for a while."
